The real estate market is still suffering the effects of the economic crisis, and there are lots of foreclosed properties available.  You may even have seen ads listing foreclosures and perhaps wondered how you can buy a property or perhaps make an investment.  While foreclosures do offer great opportunities to own a home or invest, it is really important to be familiar with the process.  You cannot just show up at an auction and expect to walk away with the house of your dreams or an investment that will bring you untold riches.

You should also know that foreclosure laws vary in the United States from state to state and even within the same state.  You need to be familiar with what the laws are in your particular area of the country.  This is important because the seller has a right to overturn the sale if the contract and the sale were not done according to statutory provisions.  You may get sued long after the sale in order to get a sale reversal.  Another simple guideline to follow is to know and understand local foreclosure laws.

You need to have a clear idea of what the real estate market is like in the particular are where you are planning to buy foreclosure property.  You need to find out what comparable homes are going for in that particular area.  You need to find out whether there are many other foreclosures in the general area.  If you find that there is a higher-than-average amount of foreclosures in the particular area where you are searching, find out the reason why.  Some careful research may keep you from making the mistake, especially if you are an investor and later find out that you cannot turn the property over quickly.  Therefore, another simple guideline is to know and understand the real estate market in your area.

Careful research will help you determine the price of the home and it will keep you from overpaying for a property.  If you want to play it safe, you should try buying from a lender or lender owned foreclosures because they tend to be the foreclosure sales that carry the least amount of risks.  There are some real foreclosure bargains available, but it takes time to find them.  Once you find the home that’s just right for you, you can make a bid on it, and do not be afraid to try to bargain for what you know the property is worth.
